Self Managing Landlords

Being a landlord can be hard enough but being a self-managing landlord with an HMO can bring with it a whole host of headaches.

It can be tough on your own

The market is changing and you need to stay ahead.

At Francis Stuart we’re here to help with compliance issues, tenant checks, maintenance and of course voids.

When it comes to the new rules and regulations, the UK has certainly tightened everything up and that’s not always in favour of the landlord. Even the most experienced self-managing landlord must have a clear understanding of all new laws and regulations surrounding the industry and bear in mind, pleading ignorance is not an option in this case.

The most sensible next move for self-managing landlords is to contact us at Francis Stuart  because the market is undoubtedly changing and you need to stay ahead.

A Guide to Your Responsibilities as a Landlord.

Professional Photography

Our team will ensure that the best photographs of the property get taken to show off your property. We will attend with the photographer to ensure the house is looking its best, and then use these photos for the marketing of the property to potential tenants. By doing this, we aim to reduce voids and ensure you get the best tenants and maximise the return on your investment.

Knowledge and Experience

We know the Plymouth and Tavistock lettings market inside out, and with experience in all areas of this market, we understand what tenants like and expect. We use this knowledge and expertise to maximise your return from your investments.

Legislations Experts

Our team consists of two ARLA qualified members of staff. Lettings management must be done correctly, and so our team ensures you stay on the right side of the law.

Property Marketing

We’ll make sure your property is advertised on the right platforms to ensure we get high-quality leads, including Rightmove, Zoopla and social media.

Reference Checks

To make sure we get great tenants, we go above and beyond to make sure we know everything we can about the tenant. We can ensure that they will be an excellent fit for the house they want to live in. All tenants undergo referencing, which includes a credit check, previous landlord check and an employment check.

We can carry out a photographic inventory of the property before a tenant moves in. Inventories will ensure that if the tenant damages the property, you can claim on the tenant’s deposit.

Our team will carry out inspections to ensure the property is being looked after as it should be. You will get a detailed report with recommendations from us with any work required highlighted. From this report, we can help you effectively resolve any issues raised or improvements to improve the quality and therefore, your return on your investment.

We use FixFlo software so tenants can report any maintenance issues that arise at the property 24/7, and we encourage all tenants to use this software. We try and get all work completed as fast as possible. We make use of competent local contractors to ensure our responses to maintenance issues are quick, and prices competitive.

Payment of Rents

We use our CRM to help track all our rent payments into and out of our dedicated client account. We can either make daily, weekly or monthly payments of rent depending on your preference. A monthly management report is sent every month.
